城市地区文化遗产价值评估:来自上海的经验研究

摘要

通过考察文化遗产对住宅价格的影响来评估其价值是一种常用的文化遗产价值评估方法,然而,目前在发展中国家尚未见到基于经验资料的相关研究。本文从文化遗产和住宅的空间关系着手,利用“上海居民小区空间结构、社会结构及居住满意度调查”(亦称为“上海社区研究”,Shanghai Community Survey)资料,考察了文化遗产不同空间类型对住宅价格的影响。多元线性回归分析结果显示:文化遗产集群型对住宅价格具有显著的正向影响,文化遗产边缘型和孤岛型则不然。本文由此指出,空间集聚是城市地区文化遗产的价值作用机制之一。此外,本文也指出了探讨文化遗产价值作用机制一般性模式的必要性。
