北京市土地市场、土地开发和城市空间结构

摘要

本文首先分析城市房价距离梯度和地价距离梯度的空间格局和土地开发强度,然后检验地价距离梯度与房价距离梯度之间的关系。由于土地需求是派生的,城市空间结构理论预测土地价格的距离梯度比住房价格的距离梯度更加陡峭。本文最后探讨住房生产函数对城市空间结构的影响。对于住房生产函数的属性和特征,笔者尤其感兴趣的是资本-土地替代弹性。本文的结论是:①市场对空间结构的影响是显著的;②由于土地需求是派生的,地价受到房价的影响;③(预期的)房价上涨导致地价飞涨,而不是地价上涨导致房价上涨。
