住宅投资对房价的影响:克利夫兰市的实证研究

摘要

本文分析了俄亥俄州克利夫兰市(Cleveland)新建及改造项目投资对附近房产价格的影响。所采用的方法为Hedonic价格回归,利用了地理信息系统生成的空间滞后变量。研究有四个主要发现。首先,投资对房产价格的影响在地理范围上是有限的。其次,新建项目投资对附近房产价格的影响大于改造项目投资。再次,有证据表明,在低收入社区以及以白人为主的社区,大规模投资新建项目和改造项目具有显著的积极效应。最后,也是最重要的一点,本研究表明,小规模投资对附近房产的价格不产生影响。因此,促进和鼓励规模不够大的住宅投资的投资政策可能无法提高税基及改善社区。本文还发现,如果空间滞后变量测量不当,研究结果可能具有误导性。
