内城社区的房产价值:住房自住、住房投资和经济发展

摘要

本文研究克利夫兰市房产价值的决定因素,并重点探讨改善或维持社区质量的三种方法:住房自住、住房投资和经济发展。分析数据包括1996年和1997年的房产销售、1991~1995年的新住房投资、1991~1995年的购房者迁移以及1991~1995年的企业数量变化。结果表明:①新住房投资对房产价值有正面影响,尤其是新投资附近的住房;②购房者外迁对房产价值有负面影响;③除社会服务业企业以外,企业数量增长也对房产价值有负面影响。这些结果进一步表明,虽然鼓励住房投资和住房自住的计划可以提高社区房产价值,但是应当注意避免土地用途的不当混合。
